This page is about Avoca in the Southern Highlands, the small rural locality on Sheepwash Road between Moss Vale and Fitzroy Falls, and not Avoca Beach on the Central Coast. The Wikipedia entry for Avoca puts the village at around 700 metres above sea level and about 15 minutes from Bowral and Moss Vale, with a public school, a hall and a Rural Fire Service brigade. At the 2021 census it had 208 residents, so most work here is farmhouses, cottages and sheds.
WM Painting & Decorating is licensed and insured, with over 10 years of painting and decorating experience. Up on this plateau the weather matters as much as the house, and the sections below explain how we plan around it. To book a visit, call 0434 432 267 or use the contact page.

Farmhouses and cottages with damp-marked ceilings, tired timber and cold, dark rooms that need the right finish.
Weatherboard and brick prepared for mist, long wet spells and shaded walls where mould returns.
Small halls, rural businesses and farm buildings painted around events and working days.
Iron roofs, sheds and tanks washed of lichen and rust, then recoated.
Colour advice for houses in green paddocks, where the light is soft and the sky is often grey.
Avoca sits on the Highlands plateau not far from Fitzroy Falls, and the NSW National Parks page for the Fitzroy Falls Visitor Centre calls the escarpment country between Robertson and Nowra lush. That kind of country is wet. The National Parks page for Robertson Nature Reserve, nearby, lists February as its wettest month and a one-day record of 549.7 millimetres, with winter temperatures averaging between 2 and 14 degrees Celsius. The village of Robertson’s own environment page calls the district’s rainfall generally high, which has supported lush growth.
We cannot give you an Avoca-specific rainfall figure, and we will not pretend to. What we can say from the surrounding records is that paint here spends a lot of time wet or damp. It means more mould and algae on shaded walls, more water finding any gap in the cladding, and slower drying between coats. We choose paint systems with good mould resistance for walls that rarely see the sun, and we check moisture in the timber before we start rather than assuming a dry week has dried it out.
On a wet plateau, the first step is to walk the house in the rain, or soon after it. We look at where water comes off the roof, where it sits and where it ends up. Common faults are overflowing gutters, downpipes that discharge against a wall, garden beds piled against the weatherboards and window sills with no drip edge. Each one rots paint and timber from the outside in.
Where we find a fault we write it on the quote, and where it is something you can fix cheaply, such as a blocked gutter, we say so. A good paint job on a wall that keeps getting wet is a poor use of your money. When boards are soft we replace them, and when sills have lost their slope we repair it, so the water runs away from the frame and not into it.
Cloud sits low on the plateau, and a morning that starts in fog may not dry out until noon. Exterior paint needs a dry surface, reasonable temperatures and enough time before dew or rain returns. If a coat is rained on before it has cured, it can streak, blister or wash out.
We watch the forecast and plan sequences around it. We start on the sunniest elevation first, leave the south wall for the warmest part of the day, and keep the next coat for a different day if the surface has not dried. It can mean a job takes a little longer on the calendar than the same job on the coast, and we say so up front. We would rather finish one wall properly than rush four.
The Wikipedia entry describes Avoca as a village with several dairy farms, and the surrounding paddocks are grazing country. Houses around Avoca are mostly on larger rural blocks, with sheds, yards and long fences alongside. A farmhouse job rarely stops at the house, so on the first visit we measure the house, verandahs, sheds, garage, gates and fences and list them as separate items. You can then decide what to do now and what to leave for another season.
Big plain walls on a farm shed show every patch, so we pay attention to preparation more than to the number of coats. We wash off grime and algae, scrape back anything loose, spot-prime bare areas and then apply a full coat of a product made for the surface. Corrugated iron, fibre cement and timber each need a different primer, and we match them correctly.
Country houses often have wide verandahs, and that timber is exposed on all sides. Posts, rails, decking edges and fascia boards collect water and rot first. When we repaint a verandah we check every post base and rail joint with a screwdriver, cut out anything soft and prime new and bare timber on every face, including the ends that will be hidden.
Verandah floors need a hard-wearing finish made for foot traffic. We often recommend a decking or floor paint over a standard wall paint, as it resists wet boots and muddy feet better.
On a damp plateau, roofs grow lichen and moss, and iron roofs rust at laps and fixings. If you collect rainwater from the roof, a roof in poor condition also affects what goes into the tank. We wash the roof, treat growth, replace failed screws and recoat iron with a system built for metal. Our roof painting and spraying page describes the process. Where a roof has rusted through, we tell you it needs replacing and do not recoat it as a stopgap.
It is easy to think of Avoca as green and wet, but the NSW Rural Fire Service says the bush fire season in the Southern Highlands Team area generally runs from October to February, with strong south-west to north-west winds and frequent dry lightning storms. A wet winter grows plenty of grass and bush that dries out in summer.
Painting does not make a house safer in a fire, and we do not claim otherwise. But a repaint often uncovers things worth fixing before summer: gaps around eaves, rotten fascia, blocked gutters full of leaves and timber that has opened up. We tell you what we find and leave the decision to you.
Small rural halls are used for dances, meetings and fundraising dinners, and they are usually looked after by volunteers on tight budgets. If you are on a hall committee, a clear fixed-price quote is useful for planning. We can split a job into stages, such as outside walls first and inside later, so the work fits the money you have raised. We also schedule around bookings and clean up after every day so the building is usable at the weekend. See our commercial painting page for how we handle public buildings.
Plateau houses are cold in winter, and a cold wall in a warm room collects condensation. The water runs down window frames, darkens the corners of ceilings and feeds mould behind wardrobes. A bathroom or laundry with a weak fan makes it worse. Before we repaint an affected room we kill the mould with a proper cleaner, let the wall dry and seal stains with a stain-blocking primer. We then use a washable, mould-resistant finish in bathrooms and kitchens. It will not cure a ventilation problem, so we suggest improving the fan or opening windows after showers.
Our interior painting page explains how we protect floors and furniture and keep dust down in occupied homes.
Light on the plateau is often flat and cool, because cloud sits over green paddocks for days at a time. A grey that looks warm on a showroom card can look cold and heavy on the south wall of a farmhouse. Warm whites, creams and muted greens tend to hold their own, but the only way to know is to test. We paint large samples on two or three walls, look at them in the morning and late afternoon and on a wet day, then choose. A colour consultation covers this if you want help.
If your Avoca house was built before 1970, there may be lead paint under the later coats. The NSW Government’s LeadSmart guidance explains the risks of dry sanding and dust. We test suspect surfaces and keep dust contained. Tell us if children or pregnant women live in the house, because that changes how carefully we manage it.
Avoca jobs often sit alongside work in Moss Vale, Bowral, Burradoo and Bundanoon. If you are not sure whether your address is in our service area, check the areas we serve page or ask through the contact page.

South walls get little sun and stay damp. We wash off mould, treat it and use a mould-resistant paint, but we also check gutters, trees and ground levels that keep the wall wet.
Sometimes. We do not coat damp timber or paint into rain, and we reschedule if the surface has not dried. We explain this at the quote.
