Bowral is the centre of the Southern Highlands. It has two heritage conservation areas, a brick named after the town, a main street of shops and cafes on Bong Bong Street and a tulip festival that fills the gardens every spring. Each of those changes how we plan a paint job. WM Painting & Decorating is licensed and insured, with over 10 years of painting and decorating experience, and we quote Bowral work around the age of the house, the surface it is made of and the calendar the town runs on.

Weatherboard, face brick and render prepared for damp south walls, leaf litter and the swing between frosty nights and warm afternoons.
Shops, cafes and guesthouses around Bong Bong Street, painted after hours or between bookings so trade carries on.
Iron and tiled roofs washed, repaired and recoated, with gutters cleared of autumn leaves before any work starts.
Colour advice for brick, timber and stone, including trim and front-door choices that sit well beside a garden.
Wingecarribee Shire Council’s list of heritage items, sites and areas names 17 heritage conservation areas in the Shire. Two of them cover Bowral: the Bowral Conservation Area and the Aitken Road Conservation Area. Both are set out in Schedule 5 of the Wingecarribee Local Environmental Plan 2010, and Council says a conservation area is a group of places with shared heritage character, sometimes whole sections of a town.
Council also says heritage status does not stop a property changing, but changes must be designed so they do not harm what makes the place significant. For a street-facing repaint, that means we ask you to confirm your address first. A section 10.7 planning certificate states whether the land is a heritage item or sits in a conservation area, and the NSW Planning Portal spatial viewer lets you search by address. If you are inside one of the areas and want a colour change, we would rather you ask Council before we order paint than after the first coat is on.
Bowral gave its name to a brick. Brickworks says Bowral Bricks goes back to 1922 and describes a range of locally sourced clay colours, from pale whites through golds and reds to the darker Granite and Bowral Blue shades. You will see face brick across the town, and we cannot tell by eye which houses use that brand.
What we can tell you is how face brick behaves. Unpainted brick breathes, and its colour is baked in. Once it is painted, the coating has to be maintained for as long as the house stands, and taking it off later is slow and rarely perfect. So on an unpainted brick house we usually suggest repainting only the eaves, windows, doors and gutters, and cleaning the brick itself. Where brick was painted years ago and is now flaking, we remove the loose coating, treat salt and efflorescence, then use a breathable masonry paint rather than trapping moisture behind a tight film.
A lot of Bowral’s older housing is Federation and Inter-war, and the character sits in the joinery: gable boards, fretwork, turned verandah posts, bay windows with timber sashes. These parts fail first, because rain runs over them, sun bakes them and they have the most joints. A thin coat over cracked putty will hold for a season and then let in water.
On a full exterior repaint we scrape back to sound edges, replace failed putty, spot-prime bare timber and caulk the joints that move. Rot goes to a carpenter, not under paint. We also ask what finish the house had originally, since gloss on trim and a flatter body colour often suit a period house better than a single sheen everywhere. Our colour consultation covers exactly this kind of choice.
Tulip Time at Corbett Gardens has run since 1958. The festival’s own site gave the 2026 dates as 11 September to 5 October and reports 70,000 visitors this year. Dates shift year to year, but the pattern does not: the town is busy from early spring, parking tightens and guesthouses, cafes and short-stay rentals want to look their best before the crowds.
That shapes our scheduling advice. Interior and back-of-house work suits the cool months, so it is finished before spring bookings. Exteriors need dry, mild days, which often means a narrow window between winter and the festival. If you run accommodation or a business near the gardens, tell us your busy weeks when you request a quote and we will work backwards from them. We keep vans and equipment off the street where we can and avoid noisy prep at times when guests are likely to be resting.
Bowral’s retail core runs along Bong Bong Street, and the side streets hold offices, medical rooms and small hospitality businesses. Commercial painting here is mostly a timing problem. Shops need to open on schedule, footpaths cannot be blocked for long and paint smells should not reach customers.
We plan around that with after-hours or early-morning work, staged areas, low-odour products indoors and clear signage for the footpath. Some town-centre premises may fall inside the Bowral Conservation Area, so we check the address before agreeing a colour change to a street-facing facade. Awnings, signage boards and window frames are often the most visible parts, and refreshing them alone can lift a shopfront for much less than a full repaint.
Bowral gardens are full of deciduous trees, and that matters for paint. Leaves fill gutters and valleys in autumn, water backs up under the eaves, and fascia boards and ceilings below start to stain and peel. We clear gutters and check downpipes before painting, because a perfect new coat on a board that stays wet will not last.
South and shaded walls dry slowest. They grow mould and algae, and moss collects where timber meets the ground or where a hedge sits tight against the house. We treat those areas with a wash, let the wall dry fully, then use a stain-blocking primer and a mould-resistant finish. We will also tell you plainly when a tree, hedge or garden bed needs cutting back, since the best paint cannot make up for a wall that never sees the sun. For roofs, our roof painting and spraying starts with cleaning off the moss and leaf mould.
NSW Government’s LeadSmart advice says most Australian homes built before 1970 contain lead paint, and older houses can also have lead in flashings, gutters and cladding. Plenty of Bowral’s Federation, Inter-war and mid-century homes fall in that group.
LeadSmart recommends wet sanding or wet scraping, no open flame, sealed work areas and a HEPA vacuum for clean-up. If old paint is in good condition, leaving it or painting over it is often the safest choice. We follow that approach, keep children and pregnant family members away from the work, and talk through containment with you before preparing any surface we suspect is lead-based. Neighbouring areas such as Burradoo and Berrima have the same issue in their older houses.

Ask Council for a section 10.7 planning certificate, or search your address on the NSW Planning Portal spatial viewer. The certificate states whether the land is a heritage item or inside a conservation area. Check before you choose a new colour for the street side of the house.
Usually not. Unpainted brick has its colour built in, and a painted finish needs upkeep for good. We normally recommend repainting trim, eaves, gutters and doors and cleaning the brick. If it is already painted and failing, we remove loose paint and use a breathable masonry coating.
Yes. Give us your busy dates when you ask for a quote and we plan the order of rooms and exterior work around them. Interior jobs are best booked in the cooler months, before spring guests arrive.
It can be, if the work is done carefully. Lead paint was common before 1970, so we avoid dry sanding and open flame, wet-scrape where paint must come off and clean up with proper equipment. Painting over sound old paint is often the lowest-risk option.
A rough idea of the rooms or elevations you want painted, any colours you already like, and a note of problems such as damp patches, flaking paint or cracked render. If the house may be in a conservation area, bring the planning certificate or tell us the address and we will help you check.
Tell us about your Bowral house, shopfront or guesthouse. You get a free quote, a fixed price in writing and a clear plan for the job. Nearby we also paint in Moss Vale, Mittagong and Sutton Forest, and the full list is on our areas we serve page.
