Bulli Painters for Black Diamond Houses and Escarpment Homes

Minimalist illustration representing interior painting.

Painting in Bulli, the Black Diamond district

Bulli grew from coal. The Bellambi and Bulli Coal Company was formed in 1859, its mine began operating in 1861, and the district was known as Black Diamond country for the next century. The town sits under the Illawarra escarpment, with Bulli Pass climbing behind it and Sandon Point on the beach side. WM Painting & Decorating is licensed and insured, with over 10 years of painting and decorating experience, and we quote Bulli jobs for the age of the building, the slope of the block and how much salt and wind it gets.

This page covers what we have to think about here: Victorian-era buildings, steep blocks under the pass, sea exposure at Sandon Point, and Wollongong’s heritage rules. To book, call 0434 432 267 or use the contact page.

Colour advice and finishes that respect Bulli’s older buildings and verandahs.

Victorian brick, a miner's cottage and a three-storey hotel

Bulli still has a good deal of 19th-century history standing. Bulli railway station’s eastern platform dates from 1887 and was saved from demolition by the community in 1989. The Heritage Hotel opened in 1889 as a three-storey High Victorian building. The Bulli Miner’s Cottage was built before 1842. The Illawarra Heritage Trail page on Black Diamonds lists the mine disaster memorial and the restored cottage among the sites to see.

Painting buildings from this era is about restraint. Old masonry and render were built to breathe, so we avoid sealing them under thick, non-breathable coatings and choose paint that lets moisture out. Timber trim, window sashes and verandah detail need slow, careful prep: scrape to sound edges, repair rather than replace where possible, prime and recoat. Colours that suit the period are easier to choose when we look at the building together. Our colour consultation service covers that conversation.

Under Bulli Pass: slope, wind and wet walls

Bulli Pass began as a track cut through the bush to bring cattle down to the coast. Dr Throsby’s party used it in 1815, and the road was not bitumen surfaced until 1926. Today it runs from Bulli Tops down to the town past Sublime Point, where the NSW Government lookout page lists 180 degree views over the sea and the beaches down to Wollongong.

That same slope shapes how houses on it weather. Wind-driven rain hits exposed walls and finds the gaps around windows and under eaves. Stormwater sheets down from the escarpment and pools against low walls. We check flashings and cracked joints before painting, treat damp patches before sealing them in, and use exterior coatings that suit sloping, exposed sites. Steep blocks also affect access. Ladders, scaffold and staging are harder to set up on uneven ground, and we price that in at the inspection so you do not meet a surprise later.

Sandon Point and the beach side

Sandon Point is an important place for the Wodi Wodi people, who used it as a ceremonial site and meeting place. Later it carried a colliery jetty, which finally gave way after storms in 1943. The point still takes the weather head on. Homes and buildings near the water get salt on walls, fences and gutters, plus the rust that follows when salt sits on metal under paint.

We wash salt off with fresh water before prepping, treat rust and prime bare metal, and look for failing sealant around window frames. Garden fences and gates near the beach tend to fail first, so we check those too. Darker colours on sunny walls fade faster in strong light, which is worth considering when you pick a scheme. Our exterior painting page explains the stages we follow.

Heritage listings and what Wollongong expects

A planning proposal reported in November 2025 would heritage-list the Woonona-Bulli Fire Station along with other Wollongong sites, according to Region Illawarra. The station group and the older commercial buildings near it also carry heritage interest, so it is worth checking your address.

For repainting, Wollongong City Council generally requires a heritage exemption and an approved colour scheme for a listed item or a building in a conservation area, as its Heritage Repainting and Colour Guidelines explain. Most Bulli houses are not listed. If yours might be, check with council before choosing colours and tell us when you ask for a quote so we can fit the timing around the approval.

Old paint, lead and what we do before sanding

Plenty of Bulli’s homes were built before 1970, so lead paint is likely somewhere on the property. The NSW EPA’s LeadSmart renovating advice warns that dry sanding, scraping or burning old paint releases dust that settles in roof spaces, wall cavities and floors. We scrape wet, avoid heat guns, bag the waste and keep children and pregnant women out of the work area.

Older fibro may contain asbestos, so we do not sand it dry, and we talk to you first if we find sheeting we are unsure about. Good prep is also what makes the finish last, so this is not wasted time. A sealed, sound surface takes paint better than a chalky or flaking one.

Bulli and its neighbours

From Bulli we also work in Thirroul, Corrimal and Helensburgh, and our Wollongong page covers the wider city. The areas we serve list shows the rest. If you run a cafe or small office, read about our commercial painting and tell us your trading hours.

Call 0434 432 267 and we will visit, inspect the surfaces and send a fixed written quote.

How We Work

Contact us via our website or give us a call!

Timing a Bulli exterior repaint

Late spring and early autumn tend to give steadier conditions for exterior work on the hillside and near the beach. Strong sun can dry paint too fast on exposed walls, and heavy rain from the escarpment can leave timber damp for days. We watch the forecast and test moisture before each coat. If you are painting before a sale or tenancy, give us your dates.

Bulli painting FAQ

Is the Bulli Heritage Hotel area a conservation area?

We could not confirm a conservation area for the hotel precinct. Bulli railway station and a few other buildings are listed or proposed for listing. Ask Wollongong City Council about your address before changing colours.

Can you paint old render and brick in Bulli?

Yes. We clean and repair the surface, then use breathable paint so moisture can still escape. We avoid thick sealing coats on old masonry.

How does the escarpment affect painting?

Heavy runoff and wind-driven rain reach walls on the slope. We check flashings and drainage, treat damp areas and wait for timber to dry before painting.

Do I need to worry about lead paint in an older Bulli house?

If it was built before 1970, assume lead may be present. We scrape wet, avoid heat guns, bag the waste and keep dust under control.

Can you work on shops and cafes in Bulli?

Yes. We schedule around trading hours and can paint in stages. Call 0434 432 267 to talk about your timing.
