Bundanoon has a long guesthouse history. The Bundanoon History Group publishes a booklet on the town’s guest houses and a history called A Place of Deep Gullies, and the title points to the setting: deep gullies on the edge of Morton National Park. That mix of visitor accommodation, old timber buildings and bush has a direct effect on how we paint here. WM Painting & Decorating is licensed and insured, with over 10 years of painting and decorating experience, and we plan Bundanoon work around turnover dates, damp gullies and fire season.
This page covers guesthouses and holiday lets, the Highland Gathering, the January 2020 fire, shade and moss, and older timber. To book a visit, call 0434 432 267 or use the contact page.

The History Group’s guest houses booklet describes Rosnel, built in 1922 and 1923 by Charles Ross and his bride Nellie, which at its peak had accommodation for 100 guests, a ballroom and its own nine-hole golf course. It later became accommodation for people with disabilities, and it still serves that purpose. Today the village still has visitor accommodation and holiday cottages.
The painting problem for any visitor business is the same as in Rosnel’s day: rooms must be ready on a date. We schedule commercial painting in blocks, finish rooms one at a time and use hard-wearing, washable finishes on walls that guests touch. For occupied buildings we choose low-odour products where they suit the job and ventilate each area before we leave it.
The Southern Highlands visitor guide describes Bundanoon as home to Brigadoon, with the Highland Gathering run under that name, and lists a folk festival, a makers market on the first and third Sunday of each month and a garden ramble among its events. A village with a busy calendar punishes slow painting jobs.
We ask for your event dates, booking periods and school holidays at the quote stage and plan around them. Exterior work can usually be finished before a big weekend. Interior work in rental rooms goes in the quiet gaps. If your plans change, tell us as early as possible so we can swap jobs, because a booked guest costs more than a rescheduled painter.
The Bundanoon History Group’s Morton Fire account says the fire formed on 4 January 2020 after embers from the Currowan fire jumped the Shoalhaven River, and southerly winds of up to 90 km/h drove it towards Bundanoon, Wingello and Exeter. Four homes were lost in Bundanoon on 4 and 5 January, 23,004 hectares of Morton National Park burned, and the fire was declared out on 10 February. The group’s Bushfire Archive Project collected 31 oral histories, and its page also records earlier fires in 1904, 1939, 1965 and 1998.
If smoke affected a room, it needs stain-blocking primer under the topcoat. If you are rebuilding or renovating, we can tell you which surfaces are ready to paint and which need to dry longer. We will not tell you paint makes a house safer in a fire. We will repair open joints and seal gaps so the house ages well.
The RFS’s building on bush fire prone land page explains that bush fire prone land is shown on a map certified by the RFS Commissioner, and that development on it must meet the Planning for Bush Fire Protection specifications. Its prepare your property page recommends clearing gutters, sealing gaps around doors and windows, repairing gaps in external walls and trimming overhanging trees.
That list overlaps with our prep. Before we paint a Bundanoon house, we look at fascias, eaves, vents, window frames and weatherboard joints. Rot gets replaced, gaps get filled and loose boards get fixed. We do not decide your bush fire rating, and a repaint does not change it. If you plan building work, ask council or a certifier whether it needs approval.
The History Group calls the town’s story A Place of Deep Gullies, and deep gullies hold shade and moisture. South-facing walls that rarely see the sun grow moss, lichen and mould. Paint on those walls fails from the bottom up.
We wash with a mould treatment, let the surface dry and repaint with a product made for damp conditions. We also look at the cause: blocked gutters, soil piled against the wall, trees touching the house or a bare subfloor vent. If you fix the cause, the paint lasts years longer. If you do not, the green comes back within a season or two.
The NPWS Morton National Park page lists a Bundanoon area with a campground, a cycling route and walking tracks, and notes that the park may close at times because of poor weather or fire danger. Houses next to bush collect leaf litter and sticks on their roofs and gutters.
Leaf litter holds water against iron sheets and fascias. We clear gutters before a roof coating, treat rust at the edges and put a metal-rated coating system on the sheets. If you have a roof with surface moss or lichen, we wash it before coating so the paint can bond. See our roof painting and spraying page for details.
Timber verandahs, decks and steps on holiday cottages get a lot of use. Horizontal surfaces such as handrails, decks and steps are the first to fail because water sits on them. We sand, spot-prime and recoat with a product that handles foot traffic, and we seal the end grain of timber where water enters. Between holiday seasons is a good time to do it, because paint on a deck needs time to cure before heavy use.
For the walls, our exterior painting page covers the steps from washing to the final coat. A colour consultation is worth booking for a cottage with a bush backdrop, where greens and greys can disappear and warm tones show more life.
Bundanoon has buildings from the early twentieth century, and anything painted before 1970 may contain lead. We test suspect surfaces and avoid dry sanding. Where the old paint is sound, we often seal it rather than strip it. If anyone in your family is young or pregnant, mention it when we quote so we can plan the safest approach.
If you want to keep a bit of the guesthouse feel, you are likely dealing with wide verandahs, timber balustrades, French doors and bay windows. Those features are labour on a repaint, because every spindle, rail and glazing bar needs to be sanded and coated. We schedule the detail work first, when the weather is best, and leave the big flat walls until the fiddly parts are done. The result is a finish that is even from the street and from the verandah itself.
Holiday rentals take a beating. Suitcases scrape hallways, steam from showers loads bathrooms with moisture and kitchens pick up grease. We use washable low-sheen finishes for walls and a moisture-resistant system in bathrooms, with proper mould treatment before the first coat. Doors, skirting boards and stair rails get a hard-wearing enamel.
Turnover dates control the schedule, so we agree a start and finish date for each room and keep to it. Our interior painting page explains how we protect floors, furniture and fittings while we work.
Let us know whether the building is a home, a holiday let or a guesthouse, how old it is, which surfaces are failing and when you need the work finished. If you have bookings, send the dates. If the building has smoke or fire history, or you have had a pest or termite repair, mention it. Photographs help. We will then visit, measure and give you a fixed price in writing. You can reach us on 0434 432 267 or through the contact page.
We also work in Exeter, Wingello, Tallong and Moss Vale. Our areas we serve page lists every district, and the contact page is the quickest way to start a quote.

Yes. Send us your calendar and we plan the work in blocks, finishing one room fully before starting the next. We use durable, washable finishes for walls that guests touch.
No. A repaint does not change your rating. We do repair open joints, rot and gaps as part of prep, which matches RFS advice on sealing gaps in external walls.
Shade, moss and damp keep the wall wet. We wash and treat mould, fix the cause of the damp where we can and use a paint made for those conditions.
We seal smoke and soot stains with a stain-blocking primer before topcoats. Without it, the stain can come through the new paint.
