Painting in Burradoo, where a house is often only one of several buildings

Burradoo sits between Bowral and Moss Vale, and a painting quote here is rarely a single house. Property in the suburb tends to mean a main residence, a garage or studio, perhaps a pavilion or a shed, boundary fencing and a garden that has to survive the work. The suburb also has a major school campus on a former estate and a landscape conservation area that protects the greenbelt towards Moss Vale. WM Painting & Decorating is licensed and insured, with over 10 years of painting and decorating experience, and we plan Burradoo jobs around the size of the site as much as the colour of the walls.

This page covers a Hunt-designed weatherboard house, the school campus, the conservation area, garden protection, scaffolding and staged quoting. To book a visit, call 0434 432 267 or use the contact page.

Riversdale: shingled gables, turned posts and leadlight

The State Heritage Inventory entry for Chevalier College (former Riversdale Group of Buildings and Garden) at 566 Moss Vale Road records John Horbury Hunt as the architect and gives a construction period from 1880 to 1891. It describes a large, rambling weatherboard building of one and two storeys, with shingled gables, turned timber verandah posts, face brick chimneys, timber casement windows with fanlights and leadlight glazing. The record calls it a fine and relatively rare example of Hunt’s smaller domestic work in an Arts and Crafts style.

The record is a useful description of what a high-end Burradoo repaint involves: a lot of weatherboard, fine joinery, glass that needs protecting and chimneys that stay unpainted. We mask leadlight and casements properly, treat verandah posts with care and leave face brick as it is.

From a paddock estate to a school of 1,000 students

Chevalier College’s own history of the college says it opened in February 1946 with 40 boys on the historic Riversdale property, with boarders sleeping in surplus army huts and science taught in a converted garage. Girls were admitted in 1973, boarding ended in 2003 and the college now has more than 1,000 students.

The point for owners nearby is practical. A school of that size means traffic at drop-off and pick-up, so we plan deliveries and skip bin changes around those times and stay out of your neighbours’ way. If you manage a building that works to a school or term calendar, tell us the dates, and we will time the work to suit it.

The landscape conservation area and Bong Bong

Wingecarribee Shire Council’s heritage page places the site of the early Bong Bong settlement within the greenbelt between Moss Vale and Burradoo, as part of the Burradoo Landscape Conservation Area. The council explains that heritage controls are set out in Schedule 5 of the Wingecarribee Local Environmental Plan 2010, and that a section 10.7 planning certificate states whether a property is a heritage item or in a conservation area. The Bong Bong Common on Moss Vale Road, Burradoo, is now a public picnic spot beside the Wingecarribee River.

That does not make every Burradoo house a heritage property, but it does mean you should check your address before changing a colour scheme. We prepare the paperwork when you need it, with colour names, brands and photographs of the existing scheme.

Painting around mature gardens

The big task on many Burradoo jobs is protecting the garden, not painting the wall. If wisteria, climbing roses or hedges grow against your house, a scaffold leg in the wrong place can crush a bed that took years to establish. We walk the site with you before the job starts, mark plants to be preserved, tie back climbers carefully and use breathable covers instead of plastic that cooks leaves in the sun. Hedges that block access are trimmed with your say-so.

Overgrown planting also hurts paint. Leaves touching the wall hold moisture against it, and a wall that never dries peels first. If a plant is the cause of a failed section, we point it out rather than painting the problem again.

Two-storey eaves, tall gables and scaffolding

Larger houses mean more height. Two-storey walls, steep gables and deep eaves cannot be reached safely from a ladder, so we scope scaffolding or a safe elevated work platform in the quote rather than adding it later. Scaffolds on sloping, planted ground need level bases and a plan for the path they cross. Windows and fascias on the upper level are often where the old paint has failed worst, because they take the sun and rain first.

Our exterior painting page sets out the preparation we do before any topcoat: washing, scraping, sanding, filling and priming bare timber. On a larger house, that preparation is most of the cost and most of the result.

Sheds, pavilions and fences on bigger blocks

If your Burradoo property has a garage, studio, pool house, shed, garden gate or long boundary fence, we can quote them with the house or stage them afterwards. Doing everything in one visit saves on set-up and keeps the colours consistent, which matters on a property where the buildings can all be seen from the same lawn. Staging suits owners who want the main house done first and the rest over the next year.

Metal sheds and roofs can be washed and coated in the same visit. See our roof painting and spraying page for how that works. We will tell you which outbuilding is a priority and which can wait.

Interiors at estate scale

Large rooms, high ceilings and long hallways change how interior painting is priced and done. Ceilings need long-handled equipment and good light to avoid lap marks, and trim, architraves and stair rails often carry more work than the walls. We cover floors and furniture, mask joinery and finish each room fully before moving to the next so you can use part of the house throughout.

Colour has more room to work in big spaces, and a mistake costs more. A colour consultation helps you test options in the actual room, in the actual light, before we buy paint.

Older paint, lead and what we do first

Burradoo has houses from many decades. Anything painted before 1970 may contain lead paint, which is dangerous to sand dry. We test suspect surfaces, use wet methods or chemical stripping and keep dust contained. If anyone in your household is young, pregnant or has a respiratory condition, let us know so we can plan around them.

Where old coats are intact and well bonded, we often do not need to remove them. Our job is to keep them sealed and in good condition, with a sound new system over the top.

What we measure on a larger property

A quote for a large property is only as good as the measuring behind it. On the first visit we walk every building, count windows, doors and gables, check heights, look at the condition of each elevation and note anything that needs repair before painting. We photograph problem areas and give you the findings in writing, so you can see why one wall costs more than another.

You get a fixed price in writing that lists each building and each stage. If we find more problems after work starts, such as rot behind a downpipe or a cracked render panel, we tell you and agree the cost before going further. It is a simple way to avoid surprises on a bigger job.

Weatherboard homes and the joints that move

Weatherboard houses move with the seasons. Boards swell in wet weather and shrink in dry, and joints at corners, window heads and board ends open and close. Rigid filler cracks, then water gets in behind the paint. We use flexible sealants at joints that move and fill nail holes and splits with a timber filler that suits exterior work. Rotten boards are cut out and replaced rather than filled.

Older houses may have many layers of paint. Where layers are thick and cracked, we scrape back to a sound edge and feather the repair so it does not show through the finish. It is slow work, and it is why a properly prepared weatherboard house can go many years between repaints.

Nearby places we also paint

Our Burradoo work often overlaps with jobs in Bowral, Moss Vale, Mittagong and Berrima. If you are renovating several properties, our areas we serve page lists every district we cover, and the contact page is the quickest way to start a quote.

Burradoo painting questions

Can you quote the house, garage and fences together?

Yes. We can price the whole property in one quote, or itemise each building so you can stage the work over time.

How do you protect established gardens?

We walk the site first, mark plants to keep, tie back climbers carefully and use breathable covers. Scaffold positions are planned around beds and paths.

Is my Burradoo home in a heritage area?

Ask council for a section 10.7 planning certificate. It states whether a property is a heritage item or in a conservation area, and we can help prepare a colour list if approval is needed.

Do you paint houses that need scaffolding?

Yes. We include scaffolding or safe access in the quote from the start and plan the set-up before the first coat goes on.

Can you work around school hours?

We can plan deliveries and noisy work for the times that suit your street. Tell us if the building you manage follows a school or term calendar.
