Dural is Sydney’s semi-rural fringe, and it does not paint like a standard suburb. Blocks average about two hectares, the first land grant dates to 1819, and the Great North Road went through in the 1820s. The suburb straddles two councils, Hornsby Shire and The Hills Shire, which changes who you ask about approvals. WM Painting & Decorating is licensed and insured, with over 10 years of painting and decorating experience, and we price Dural jobs by surface area, access and exposure rather than by a flat suburb rate.
Below we cover large exteriors, the two-council question, sandstone and historic buildings, bushfire land and sun on open blocks. To book, call 0434 432 267 or use the contact page.

The Dictionary of Sydney notes that Dural land blocks average about five acres, around two hectares, and are popular as hobby farms. On properties like that, the painting job is rarely just the house. There may be a granny flat, a double garage, a machinery shed, post-and-rail fencing and a pool pavilion. Surface area drives the price, so we measure everything and list it in the quote.
For large exteriors we choose spray, roller or brush to suit the surface and the site. The Dictionary of Sydney entry for Dural shows how the district grew from timber-getting to citrus orchards, and many of the older sheds and homes still reflect that rural past. We check which parts of an older shed are rusty or rotted before we paint, because covering them hides the damage without stopping it. Our exterior painting page describes the stages we follow.
Dural sits in both Hornsby Shire and The Hills Shire, and Round Corner is split between them. Which side of the boundary your lot falls on decides which local environmental plan and heritage rules apply.
Hornsby’s 2024 heritage DCP says repainting surfaces, other than items on the State Heritage Register, may not need development consent, that colours should suit the property’s heritage character, and that painting a previously unpainted surface needs consent. The Hills lists its heritage items and conservation areas in Schedule 5 of its 2019 LEP, and it assesses them against its DCP. We cannot tell you which side you are on without your address, so check the council’s heritage pages, or ask for written confirmation before work starts. Where a house is listed, the Hornsby Part 9 Heritage chapter is the document to read. Our colour consultation service can turn heritage guidance into a workable scheme.
St Jude’s Anglican Church on the old road was built in 1846 and is believed to be the work of Edmund Blacket, according to the Dictionary of Sydney. Services were held on the same site from 1817. The Great North Road, built by convicts from 1825, runs through country where sandstone and timber farmhouses still stand.
Sandstone and unpainted brick are the sort of thing owners sometimes want to paint over. Hornsby’s DCP says painting a previously unpainted surface needs development consent, and once you paint sandstone you cannot easily undo it. We will tell you honestly if we think a surface is better left alone. For painted timber, weatherboard and render on older houses, we scrape back to sound edges, repair joinery and use coatings that suit the substrate. Details like barge boards, sash windows and verandah posts get slow, careful handling.
Parts of Dural border bush and the gullies around Galston Gorge. Hornsby Council says bush fire prone land is mapped and certified by the NSW Rural Fire Service, with buffers of 100 metres from Category 1 vegetation and 30 metres for Category 2 or 3. The RFS explains the building rules in Planning for Bush Fire Protection 2019. A repaint of an existing home usually does not trigger new building rules, but check with your council or certifier if it forms part of an upgrade.
On acreage, we clear leaf litter and debris from gutters, sills and decks when we prepare a surface. We do not block ember screens or vents with paint, and we leave metal flashings as they are. Timing exterior work for spring means the finish is cured well before summer heat.
Many Dural blocks have wide cleared areas around the house. That means long hours of direct sun on north and west walls, roofs and fences, with little shade to soften it. UV breaks down paint binders over time, and dark colours absorb heat and fade faster. Chalky, faded paint is the usual sign that a coat has done its job and needs replacing.
We choose paints for sun exposure, advise on lighter or mid-tone colours for the hottest walls, and recoat trim before it cracks. Roofs take the worst of it, so our roof painting and spraying page covers how we prepare a roof for a new coating. For farm sheds, we wire-brush surface rust, treat it and prime before topcoating.
We also work in Hornsby, the Hills District, Kenthurst and the North Shore. See all areas we serve. Business owners can read about commercial painting.

Spring and autumn give the most reliable conditions for large exterior jobs. Summer heat and direct sun can dry paint too quickly on open blocks, and winter damp slows curing in shaded gullies. We check forecasts and surface moisture before each coat. For a big property, ask about staging the work so the house is done first.
It depends on the lot. Dural sits in both Hornsby Shire and The Hills Shire. Check the property’s council before you choose colours or paint heritage fabric.
Hornsby’s DCP says painting a previously unpainted surface needs development consent. We will advise you before quoting, because painted masonry is hard to reverse.
Yes. We measure every surface and list sheds, fences and outbuildings in the quote so you can decide what to include.
We clear debris, avoid blocking vents or ember screens and work to any specification your certifier has set. A repaint alone does not normally trigger new building rules.
Open blocks get long hours of direct sun. UV breaks down the paint binder, and dark colours fade faster. We choose suitable products and advise on colours.
