Heathcote is a Sutherland Shire village with a national park behind it and a railway station in front. The State Heritage Inventory entry for Heathcote Hall describes an imposing two-storey Victorian Italianate house built in 1887 by a wealthy brickmaker, whose tower is a prominent landmark. Around it are quarter-acre blocks, sandstone country and a lot of eucalypts. WM Painting & Decorating is licensed and insured, with over 10 years of painting and decorating experience, and we price Heathcote work from the house, not from the street name.
This page covers the old Bottle Forest estates, sandstone and brick, the leaf-heavy blocks and the fires that people here remember. To book a visit, call 0434 432 267 or use the contact page.

The State Heritage Inventory entry for Heathcote Hall explains that before the Illawarra line reached the area in 1886, Heathcote was known as Bottle Forest. It describes a small pocket of fertile country of about 200 acres running north from the station, and says the village of Heathcote was notified in mid-1886. The same entry says the area stayed relatively undeveloped as a suburb until the 1920s, partly because the good land was locked up in two large family estates.
That slow start explains why Heathcote’s housing mixes Victorian survivors with plenty from the 1920s onward, with fibro, weatherboard and brick cottages sitting side by side. Each needs its own preparation. We identify the cladding, check its condition and tell you what each wall actually needs before we name a price.
The Heathcote Hall entry gives a useful picture. It was designed by the Sydney firm Rowe and Green, built on the highest knoll in the district, and set in a formal garden with camellias, a carriageway and timber and iron stables. The entry values the house and its garden as a single design, and describes the Brush Box avenues of the surrounding streets as part of the story.
We are not painting the Hall, but the lesson carries to any older Heathcote house: details matter. Fretwork, brackets, window architraves, tall skirtings and decorative ceiling roses are cheap to ruin by clogging them with paint. We clean them, strip only where we must, and use a flexible primer and a brush rather than a roller on mouldings. If your house has period details, we show you samples of sheen levels, not just colours.
The same entry notes that millions of bricks were needed for the tunnels near Helensburgh, and that many came from a brickworks established at Heathcote. Brick and sandstone are in the ground here. The Wikipedia article on Heathcote National Park describes Hawkesbury sandstone carved into deep valleys, with sandy, infertile soils and dry forest on the ridges.
On a Heathcote house that means sandstone footings, steps, garden walls and sometimes whole verandah bases. We do not paint natural sandstone. Paint traps moisture and flakes away, and old stone can look worse afterwards. We cut a clean line where weatherboard or render meets stone, wash gently and leave the stone alone. If a sandstone base is damp or crumbling, that is a drainage or a repair problem, and we tell you rather than hide it under paint.
The Heathcote Hall estate was surveyed in the 1920s and the 50-acre lot divided into numerous quarter-acre blocks, with the Hall kept on four acres. In many Heathcote streets that means a detached house on a generous block, with a garden, sheds and fences that need painting too.
When we quote one of these, we measure the house, the garage, the fence lines and the outbuildings and give you each as a separate item. Fibro garages from before the 1980s may contain asbestos, so we wash them, check the surface and do not sand dry. Weatherboard needs rotten boards replaced and flexible filler in the joints. Brick needs failed mortar fixed and efflorescence cleaned before paint.
Fire is part of Heathcote’s story. The Sutherland Shire Libraries have a 1909 newspaper card reporting bush fires burning all day at Heathcote, the National Park and Port Hacking, with fears for homesteads along Woronora Road, and a December 1964 card headlined as firefighters saving 60 houses at Heathcote. The NSW Rural Fire Service’s Christmas 2001 bulletin lists the Heathcote Oval complex, a caravan park and the southern part of Heathcote west among property impacted on 26 December, with the oval staging area temporarily closed when fire cut access.
People here know the risk, so we keep our advice plain. A repaint does not make a house safer in a fire. What it does is let us look closely at eaves, gutters, wall gaps and rotting boards, and tell you what we see. Smoke or soot staining from a past scare needs a stain-blocking primer under the topcoat, and we say so at the quote.
Streets lined with big trees mean leaves in gutters and on roofs, tannin stains on pale paint and branches that scrape walls. We clear gutters before painting, tell you if limbs are touching the fascia, and wash tannin stains off before priming. Dark leaf litter against a wall also holds moisture, so we suggest raking it back.
Mature gardens need protecting during a job. Camellias, ferns and old roses can be crushed by ladders or damaged by paint drips. We drape drop sheets over plants, tie back branches and keep wash water off beds. If you have a garden that matters, point it out on the first visit.
Heathcote Hall’s remnant stables are timber frame and corrugated iron, and many suburban blocks have a similar outbuilding in smaller form. Old iron sheds rust at the laps and the bottom edge. We wash, remove loose rust, replace failed fixings and recoat with a metal primer and topcoat. Timber workshops get scraped, primed and coated. A shed repaint is a good place to start if you are testing us on a smaller job.
Shops, offices and community buildings near the station are used all day, so work has to fit around the people using them. We stage commercial jobs so entrances stay open, protect floors and stock, and use durable washable finishes where hands touch walls. Exterior work on a street-front building is best done in a dry spell, and we plan dates around your trading pattern. See our commercial painting page for how we handle public buildings.
If your house is itself a listed heritage item, or sits in a conservation area, the council may want to see a colour scheme before work starts, and changes to original fabric can need approval. We cannot tell you your property’s status, so check it with Sutherland Shire Council first. Once you know, we can write up a simple schedule listing each element, its colour, brand and finish, and take dated photographs of the existing paint so it can be matched. That makes an application quicker to assess and gives you a record of the house before the work.
Interior work in older houses starts with cracks, stains and layers of old paint. We rake out and fill cracks, secure loose plaster, seal water stains with a stain-blocking primer and sand glossy surfaces so new paint grips. Tall ceilings and picture rails mean more cutting-in and more scaffold time, which we allow for in the quote. Our colour consultation service can help with period-appropriate palettes.
Heathcote jobs often sit alongside work in Waterfall, Sutherland and Helensburgh. If you are not sure whether we cover your street, see the areas we serve page or ask through the contact page.

We recommend leaving natural sandstone unpainted. Paint traps moisture and peels. We paint around it with a neat line.
