Painters in Hornsby: Federation brick, sandstone and bushland edges

Hornsby is a shire where two thirds of the land is national park or bushland, so many homes have gum trees leaning over the roof, and where much of the housing stock is a century old and protected by heritage controls. That mix changes how you paint. WM Painting & Decorating is a licensed and insured team with over 10 years of experience, and we plan every Hornsby job around the street it is on.

This page explains the points that matter locally: which parts of Hornsby Shire have heritage conservation areas, how bushland affects exterior paint, what each housing era needs, and how to handle old lead paint safely. When you want a price, call 0434 432 267 or use the contact page.

Where Hornsby's heritage conservation areas start and stop

Hornsby Shire has a set of heritage conservation areas written into the Hornsby Development Control Plan. They include the Beecroft-Cheltenham area, the Hornsby West Side area (covering Peats Ferry Road, Mount Errington and Pretoria Parade), The Crescent at Pennant Hills, Wahroonga, Wahroonga North and the Barker College area. Hornsby’s town centre itself is not one of them, but the streets just west of it are.

You can read the council’s own explanation on its heritage conservation area review page, and the controls in the DCP Part 9 Heritage chapter. The council has also been reviewing the areas, so boundaries can change. Always confirm your property with council before choosing a colour or changing roof material.

Beecroft is a good example of why this matters. The Briars on Woonona Avenue was built in 1895 and is on the State Heritage Register, and the streets around it keep Federation and Arts and Crafts character. In places like that, a bright modern colour on an original facade can damage the look of the street and cause an argument with council. We help by preparing a palette that suits the era. Our colour consultation gives you samples and finishes before you commit.

Bushland, embers and what your exterior paint should be

With so much bush, a large part of the shire is mapped as bushfire prone land. The council publishes bushfire prone land maps by area, and the NSW Rural Fire Service explains building in a bush fire area. A coat of paint does not change a home’s bushfire rating. The construction materials do. If you are replacing cladding, eaves or a roof on a bushfire prone block, speak to your certifier first, then call us for the finish.

What bushland does change is the wear on paint. Leaf litter in gutters holds water against fascias. Shaded south faces grow mould and algae. Tannins leach from gum trees and stain pale walls and driveways. Sap and sticky drop mark roofs and cars.

For exteriors under trees we wash with a mould treatment, let the surface dry fully, prime bare timber and use a mould-resistant exterior finish. We also suggest clearing gutters and trimming branches off the house, because the paint can only do so much. It is the same sensible prep Dulux outlines in its exterior preparation guide. See our exterior painting page for the full process.

Hornsby housing eras and what each one asks of a painter

The railway reached Hornsby in the 1880s and the land along it was subdivided for suburban homes. That left a layered shire. Wahroonga has grand Federation houses, some designed by well known architects of the time. Beecroft and Pennant Hills have Federation and inter-war bungalows. Hornsby and Asquith have large areas of post-war brick and fibro, and newer apartments sit close to the station.

Federation timber and brick homes need old paint checked for lead and for decades of build-up. Joinery, verandah posts and fretwork have to be cleaned and primed or the paint will crack along the profile. Post-war brick veneer homes often have tired eaves, gutters and fascias, and a washed, primed and recoated surface can make them look newly built. Fibro sheets from before the late 1980s may contain asbestos, so we never dry sand them.

Inside older houses, high ceilings and plaster details need patient cutting in, and we protect floors and furniture before the first coat. Our interior painting covers ceilings, walls, doors, trims and cornices. For a detailed look at the area’s households and dwellings, the ABS Census QuickStats for Hornsby is a useful reference.

Lead paint and older timber: handle before you scrape

Anything built before 1970 probably has lead in the old paint layers. The NSW EPA’s LeadSmart guidance says the biggest risk comes when old paint is sanded, burned or stripped, because that creates fine dust that spreads through the house and sits in roof spaces and cavities. Federation verandahs and window frames are a classic example.

We keep dust down by wet scraping, avoid heat guns, seal waste, wet clean and keep children and pregnant women out of the work area. The national Lead Alert guide is worth reading if you plan to do any of the prep yourself.

Moving up the line: Dural, the Hills and the North Shore

Our work does not stop at the shire boundary. Nearby, we have pages for Dural, Kenthurst, the Hills District and the North Shore. Acreage properties around Dural and Kenthurst have bigger exteriors and more weather exposure. North Shore suburbs often share Hornsby’s heritage rules.

If you are not sure whether we cover your street, the areas we serve page is the quickest check. For a roof recoat, see our roof painting service.

How We Work

Contact us via our website or give us a call!

Timing a Hornsby repaint around storms and strata

Sydney summer storms can arrive fast, so we watch the forecast and keep exterior work flexible rather than racing a front. Many units and townhouses near Hornsby station are strata managed, and common area painting needs committee approval and a notice period, so allow time for that before booking. We can supply written scopes and colour details for the committee, and we plan access around residents. Houses on sloping bush blocks often need scaffold or extra ladder work, and we allow for that when quoting.

Hornsby painting FAQs

Is my Hornsby, Beecroft or Wahroonga home in a heritage conservation area?

Hornsby Shire has conservation areas including Beecroft-Cheltenham, Hornsby West Side, The Crescent at Pennant Hills, Wahroonga and Wahroonga North. The council can confirm whether your address is covered and whether colour or roof changes need approval.

Does repainting change my bushfire rating?

No. Bushfire ratings relate to construction materials and location, not paint. If you are replacing cladding, eaves or roofing on a bushfire prone block, check with your certifier and the NSW Rural Fire Service first.

Why does paint go mouldy so fast under gum trees?

Shade, leaf litter in gutters and tannin from the trees keep surfaces damp. We wash with a mould treatment, let the wall dry, prime and use a mould-resistant exterior paint. Trimming branches back also helps.

Could my pre-1970 Hornsby house have lead paint?

Probably. The NSW EPA says most homes built before 1970 used lead paint. Do not dry sand it. Call us before disturbing flaking paint so it can be handled safely.

Do you paint commercial properties and roofs in Hornsby?

Yes. We paint offices, medical suites and shopfronts, and we recoat roofs. Call 0434 432 267 for a free quote.
