Most of Leppington was paddocks not long ago. Today it has a train station, new streets and estates of freshly built homes. WM Painting & Decorating is licensed and insured, with over 10 years of painting and decorating experience, and in Leppington we spend more time on handover touch-ups, shrinkage cracks and first repaints than on stripping old paint.

Camden Council describes the South West Growth Area as about 17,000 hectares of greenfield land split into 16 precincts across the Camden, Campbelltown and Liverpool areas. Leppington is one of them, and its precincts are being built in stages.
For a painter, that means the houses in one street can all be the same age, built by the same few builders, with the same strengths and the same weak spots. That is useful, because we can check for the weak spots typical of one builder’s homes. It also means plenty of homes are reaching the end of their first coat of builder-grade paint around the same time.
The Council page lists Leppington Stage 1 as rezoned in 2015 with about 2,500 homes, and Stages 2 and 5 as rezoned on 16 July 2021 for about 1,900 and 500 homes. Stages 3 and 4 are released but not rezoned, and the Town Centre is listed as under review. The NSW Government’s Leppington Precinct Stage 1 page says the precinct will have up to 2,500 new homes and that the draft plan was finalised in November 2015.
So a home in an early stage may be several years old and need its first full repaint, while another is still within its builder’s defects period. We ask when the house was completed before we recommend anything.
If your home is new, painting should not be your first step. The NSW Government’s advice on keeping new building work trouble-free says the builder must make sure the work is free of major defects for six years after completion and of other defects for two years. New-home contracts usually include a defects liability period of about 13 weeks, though it varies by builder.
The page advises inspecting the finished home closely, listing every concern and telling the builder in writing, keeping a copy. That is worth doing before we start, because cracked plaster, patchy paint, nail pops and sagging doors may be the builder’s to fix. We will tell you plainly if the problem looks like a builder issue, and we can wait until it has been resolved.
Even a well-built home usually has small paint issues at handover: scuffs on skirtings from trades, roller marks on ceilings, poor cut-ins around windows, unfilled nail holes and gaps at cornices. Some of these show only in late afternoon light.
Our interior painting work for new homes is built around a short checklist. We walk the house with you, mark everything we can see, patch and sand, then recoat just the affected areas where the colour allows or the full wall where it does not. A same-batch touch-up on a faded wall rarely matches, so we say upfront when a full wall is the better answer.
New houses move. Timber frames dry, slabs settle and plasterboard joints shift, which is why hairline cracks often appear in the first couple of years. On rendered walls and around windows and garage doors, the same movement opens fine lines in the surface.
We fill cracks with a flexible compound that moves with the wall rather than a hard filler that cracks again, prime the repairs and then apply a coating suited to the surface. For a first exterior repaint, our exterior painting starts with a wash to remove construction dust and any early mould on shaded walls.
Leppington is flat, open and growing, which means a lot of dust, wind and bare ground while new streets and lots are finished. That dust settles on roofs, windows and fresh paint, and washes into streaks on light colours.
We schedule outdoor work after a thorough wash, avoid painting in strong wind, and recommend a quality exterior acrylic with good dirt pick-up resistance. Roofs that have faded in the sun or been marked during construction can be restored through our roof painting and spraying service, and a colour consultation is worth having if you are choosing a new scheme for a plain builder palette.
Leppington Station opened in 2015 as the end of the South West Rail Link, and the Council page lists the Town Centre as under review, so the commercial side of the suburb is still taking shape. New offices, medical suites, childcare centres and retail units will all need a painter who can work to a handover programme.
Our commercial painting crews coordinate with fit-out trades, paint in the sequence that avoids damage from later trades and return for a final touch-up round once everything else is in. For apartments or townhouse complexes with a strata plan, we work to the owners corporation’s approved colour schedule.
If you live on the edge of the growth area, our pages for Narellan, Ingleburn and Campbelltown cover other housing types in the region. Narellan has older homes and a mature town centre, while Ingleburn has post-war housing and an industrial area. Leppington is mostly new construction, so its quotes tend to focus on touch-ups and protection rather than heavy preparation.

Wait. List any paint or plaster defects in writing for the builder first, because they may be responsible for fixing them. Painting over a problem can complicate that.
Some do, particularly trim, render and high-traffic walls. We inspect and recommend only what is needed.
New homes move as the frame, slab and plasterboard settle. Hairline cracks are common. We fill them with a flexible compound and recoat.
Yes, when the colour and sheen allow. Sometimes a full wall is the only way to avoid a visible patch.
