The North Shore is not one place with one set of rules. Ku-ring-gai, Willoughby and North Sydney each have their own heritage conservation areas and their own planning documents, and the suburbs are full of Federation, Arts and Crafts and Inter-war houses on leafy blocks. WM Painting & Decorating is licensed and insured, with over 10 years of painting and decorating experience, and on the North Shore we start with the address: which council, which conservation area and which colour scheme suits the house.

Ku-ring-gai Council’s heritage conservation areas page lists 46 areas spread across 13 suburb groupings, from Wahroonga in the north to Roseville in the south. They were first identified by the National Trust in 1992, and the plans were gazetted on 5 July 2013. Council describes them as areas valued for their special historical and aesthetic character, where architectural style, fences, trees and gardens all contribute.
A 2024 Council comparative study says Ku-ring-gai’s Federation and Inter-war housing stands out for how intact it is. In July 2024 Council also asked the NSW Government for an interim heritage order covering conservation areas within 400 metres of Roseville, Lindfield, Killara and Gordon stations, and we have not confirmed the outcome. The practical point for an owner is simple: check your address before settling on a colour. A section 10.7 planning certificate states whether the property is in a conservation area.
Council publishes a free illustrated colours guide with 48 colour charts covering four style groups: Federation, Inter-war, Post-war and Late Twentieth. Its heritage colours and care page says the schemes are verified as historically accurate by Council’s heritage specialists, and that the guide can be used to apply for a heritage home grant for external painting in a traditional scheme. Check the grant page for eligibility, because we do not run the grant.
We use that guide as a starting point rather than a rule. We compare the chart for your house’s style with the paint that is on it now, then test the candidate colours on the actual wall. If you need help choosing between schemes, our colour consultation covers body, trim, gutters, doors and fences as one palette.
Willoughby Council’s heritage conservation area page says the area has twelve conservation areas, protected under the Willoughby LEP 2012 and Part H of its Development Control Plan. It adds that general maintenance and repairs do not need a development application when no new materials are introduced, and gives replacing roof tiles with matching ones as an example. It does not mention paint, so ask Council whether your repaint counts.
North Sydney Council’s heritage page lists conservation areas in its Development Control Plan and treats the buildings in them as contributory, neutral or uncharacteristic, with the focus on the external envelope, gardens and site structures. A house marked as contributory is read as part of the area’s character, so what you do to its front matters more than it would on a neutral house. We help owners ask Council the right question before work starts.
North Shore streets are known for canopy, and Council counts trees and gardens as part of a conservation area’s character. For paint, the effect is shade. Walls that rarely see direct sun stay damp, then grow mould, algae and lichen, and leaf and bark litter packs gutters and valleys. Tannin from wet leaves stains pale surfaces, and branches rub on cladding and drop sap on roofs.
Before painting we wash with a mould treatment, let the wall dry, clear gutters, and prime stained areas so the stains do not bleed through. We recommend a mould-resistant topcoat on the shaded side, and often a different sheen or a darker body colour on the side that never dries. If a tree is too close to a wall, we will say so, since you may need an arborist’s approval to prune. Roof work is covered by roof painting and spraying.
A Ku-ring-gai conservation area document lists Federation and transitional bungalows, Queen Anne and Arts and Crafts as the styles of the Federation period, and the Ku-ring-gai Avenue area in Turramurra is described as Federation and Inter-war housing, some of it by prominent architects of the early twentieth century. Houses like these have details that a painter has to work around rather than through: roughcast render, shingled gables, terracotta tiles, timber fretwork, verandah posts and leadlight windows.
We mask leadlight and glazed panels carefully, patch roughcast to match the texture, and sand timber back to sound edges. We do not paint over face brick or terracotta unless it is already painted and failing. Exterior painting on a period house takes longer than on a plain modern one, and our quotes allow for it.
Inside, Federation and Inter-war houses often have high ceilings, picture rails, timber panelling, plaster cornices and layers of old paint. Hairline cracks open where the house has moved, and old wallpaper glue or oil-based undercoats can make modern paint peel.
For interior painting we protect floors and fixtures, repair cracks and failed plaster, seal stains and use a primer suited to what is underneath. Ceilings get the same attention as walls, since they show every flaw in raking light. Where a home has original fireplaces, tiles or timber joinery, we keep paint off them and discuss with you whether they should be painted at all.
Many North Shore properties sit on steep or narrow blocks, with terraces, units and townhouses sharing walls or driveways. That affects how we work. High walls over a slope need proper scaffolding or elevated platforms, and working near a boundary means drop sheets, careful spray control and a conversation with neighbours first.
Where scaffolding or equipment needs to sit on a footpath or road, the council may need to approve it, so we plan that into the timetable at the quote stage. In strata buildings we work with the committee or managing agent on colour schedules, access and notice to residents. Our commercial painting team handles shared areas, shops and offices in the same careful way.
The NSW Government’s LeadSmart advice says lead paint was used in most Australian homes built before 1970. That includes most North Shore Federation, Arts and Crafts and Inter-war houses, and the sheet lead in old flashings, gutters and cladding.
LeadSmart recommends wet sanding or scraping, sealed work areas, no open flame and a HEPA vacuum for clean-up, and says paint in good condition can be left or painted over. We work that way and brief the household before we start. If you live further north, see our pages for Hornsby, Dural and the Hills District.

The council for your suburb: Ku-ring-gai, Willoughby or North Sydney, depending on the address. Ask for a section 10.7 planning certificate to see whether the property is a heritage item or in a conservation area.
Not always. Ku-ring-gai publishes a colour guide with historically verified schemes, and other councils have their own requirements. Check before you buy paint, especially for the street side.
It depends on the council and the property. Willoughby says general maintenance and repairs without new materials do not need a development application, but its page does not mention paint. Ask Council about your address.
They need different preparation. We wash and treat mould, let the wall dry, prime stains and use a mould-resistant topcoat on the shaded side.
We mask glass and fittings, work with brushes where spray would drift, patch render to match the existing texture and agree with you which original features stay unpainted.
Tell us about your North Shore house, apartment block or commercial space. You get a free quote, a fixed price in writing and a clear plan for the job. The full list of suburbs is on our areas we serve page.
