Sutton Forest Painters for Homesteads and Rural Properties

Minimalist illustration representing interior painting.

Painting in Sutton Forest, a village the governors chose for summer

Sutton Forest is one of the oldest settled parts of the Southern Highlands. It has a Blacket-designed church, the former vice-regal summer residence Hillview and a good many homesteads, farm buildings and long timber fences along the Illawarra Highway. The cold, the frost and the rural setting all affect how paint behaves. WM Painting & Decorating is licensed and insured, with over 10 years of painting and decorating experience, and we price Sutton Forest jobs for the age of the building, the material it is made of and the weather it has to survive.

This page covers the heritage context, frost and damp, iron roofs and rural outbuildings. To book a visit, call 0434 432 267 or use the contact page.

Hillview, sixteen governors and a house of timber and iron

The NSW State Heritage Inventory entry for Hillview explains that Richard Pemberton Richardson built the stone house then called Prospect in the 1870s, that the NSW Government bought it on 1 February 1882 for Governor Lord Loftus and that sixteen governors used it as a summer residence until 1957. The entry describes a late Victorian complex of timber and corrugated iron with brick and stone elements, and notes its serpentine drive lined with English elms and Lombardy poplars.

Hillview is not an open public attraction, so we mention it only for what it tells us about the district. Sutton Forest has a long tradition of large rural houses with iron roofs, long verandahs and extensive timberwork. That kind of property is a maintenance commitment. We plan repaints in stages, starting with the roof and gutters, then the walls and finally the trim, so water is always shed away from freshly painted surfaces.

A church planned by Edmund Blacket

On the Illawarra Highway, All Saints Church goes back to a wooden chapel from the early days of the settlement. According to Monument Australia’s record of the 1957 plaque, that chapel was opened and dedicated on 10 January 1830, and the current church, with plans provided by Sydney architect Edmund Blacket, was dedicated on 29 August 1861. It is described as the tenth oldest place of continuous Anglican worship in the Diocese of Sydney.

A building that has lasted 150 years in this climate has sound roofing, working drainage and paintwork renewed before problems spread. We aim for the same on rural homes, including a modest weatherboard cottage or a brick farmhouse. Proper prep and patient top coats get you further than a quick fix.

Frost, damp and the winter paint window

Sutton Forest is high and cold. Mornings in winter are often frosty, walls stay damp for long periods and timber can swell and shrink noticeably between seasons. Paint has limits as well: each product lists a minimum application temperature, and applying it below that, or onto a wet surface, risks poor adhesion and a weak film.

We schedule exterior work for the warmer, drier months, usually late spring through early autumn, and finish each day early enough for the paint to cure before the evening chill and dew. In winter we focus on interior work, where heating and ventilation make it possible. When a wall has been damp for a long time, we leave it to dry, check moisture levels and fix leaks before we paint, because trapped water splits fresh paint off timber and plaster quickly in Highlands conditions.

Council approval for heritage homes

Wingecarribee Shire Council’s heritage and development guidance says exterior painting on heritage sites, including new colour schemes and previously unpainted surfaces such as brickwork, is not exempt development. It can be covered by a minor-works exemption under clause 5.10(3) of the Wingecarribee LEP, but only with written permission from Council. Applications go by email with the colour names and brand, and works must wait for Council’s written reply.

Several well-known Sutton Forest buildings are heritage-listed, so it is worth checking your address before we order paint. We can prepare the colour list, photos of the existing scheme and a short description of the repair work to make your application easy. Our colour consultation is a good way to settle the palette first. If your home is not listed, you have more freedom, though rural neighbours and long road frontages tend to reward subdued, traditional colours.

Iron roofs, verandahs and the rest of the farm

Rural properties here have more than a house. There are sheds, stables, machinery barns, garages, timber fences and sometimes a cottage out the back. Corrugated iron roofs are common and, on older buildings, they can have patches of rust, failed fixings and open laps. We treat rust, replace damaged fasteners where needed and recoat in a system made for roofs. Our roof painting page gives more detail.

Timber verandahs and decks get a close look. Posts that sit in contact with damp ground, boards with open end grain and hand rails with old paint all hold water. We sand or scrape, treat or replace bad sections with your agreement and prime all cut ends before painting. Long timber fences and gates are often best done in stages, so you are not locked out of your own paddock for a week. We confirm the order of work before we begin.

Cold rooms, wood heaters and winter interior jobs

Highlands houses are often heated by wood fires and slow combustion stoves, and the walls and ceilings around them show it. Smoke leaves a yellow-brown film that bleeds through ordinary paint, so we wash the surface and seal it with a stain-blocking primer before the top coats go on. Timber lining boards in older rooms need their gaps and knots handled the same way.

Interior work suits the cold months because we control the conditions inside. We keep rooms ventilated and warm enough for the paint to cure, and we agree a plan with you for furniture, fires and pets. Old plaster ceilings often have hairline cracks that open and close with the temperature, so we flexible-fill them and use a ceiling paint that copes with a little movement. Our interior painting page covers the steps, and we will put the sequence of rooms in writing so you know where you will be living while we work.

Lead, older ceilings and the Highlands neighbourhood

Many older Sutton Forest houses pre-date 1970, so lead paint is a real possibility. NSW LeadSmart advises wet scraping or wet sanding, not heat guns or open flames, with dust contained and children and pregnant or breastfeeding women kept away. We work that way on every older house.

Sutton Forest is a short drive from Moss Vale, and we also work in Bowral, Exeter, Burradoo and Berrima. See the full list at areas we serve, or read about our interior painting and exterior painting services.

Sutton Forest painting questions

When is the best time to paint a house in Sutton Forest?

For exteriors, usually late spring to early autumn, when days are warmer and drier. Winter suits interior work.

Do I need Council permission to repaint a heritage home?

Exterior painting on heritage sites is not exempt development. Council can approve a minor-works exemption in writing, so apply before work starts.

Can you paint an old corrugated iron roof?

Yes. We treat rust, replace failed fixings, seal laps and coat the roof with a system designed for metal.

Frost damages my fresh paint. How do you prevent that?

We check the paint’s minimum temperature, avoid wet or frosty surfaces and finish each day early enough for the paint to set.

Can you do the sheds, fences and verandahs at the same time?

Yes. We can price everything on the property together, or stage it so the main house comes first.
