The Hills District covers a lot of ground. Castle Hill and Baulkham Hills have streets of brick homes that are now decades old, Kellyville and Rouse Hill are full of newer estates, and apartments are going up around the Metro stations. WM Painting & Decorating is licensed and insured, with over 10 years of painting and decorating experience, and we adjust our preparation to which of those three Hills you live in.

Bedrooms, living areas and ceilings in family homes, with patching of nail pops, cracks and old repairs before any colour goes on.
Eaves, fascias, gutters, brick-veneer trim, render panels and garage doors, prepared for strong sun and repainted for lasting adhesion.
Offices, medical suites and retail tenancies repainted outside trading hours, including Norwest-style business park fit-outs.
Concrete and terracotta tile roofs washed, repaired and recoated, with gutters and flashings checked at the same visit.
Colour advice for project homes, new estates and townhouse schemes, so the trim, render and front door work together.
Drive from Baulkham Hills to Rouse Hill and you pass through several eras of building. Many established streets around Castle Hill and Baulkham Hills are brick-veneer homes from the 1970s to the 1990s, usually with painted eaves, fascias and gutters and a tiled roof. Further north, Kellyville and Rouse Hill are mostly newer estates with render, lightweight cladding and tight blocks. In between sit townhouses, villas and apartment buildings.
Each type fails in a different place. Older brick homes lose paint on the timber and metal trim long before the bricks need attention. Newer homes tend to show hairline cracks in render and shrinkage gaps at joins. We look at where your house is likely to weather first, and quote for that rather than a one-size repaint.
The Hills is better known for growth than heritage, but there are listed places. Council’s Protecting Our Heritage page explains that Schedule 5 of The Hills Local Environmental Plan 2019 lists heritage items and conservation areas, and that applications are assessed against Part C Section 4 of the Development Control Plan 2012. Items on the State Heritage Register are different: works to those need approval from the NSW Heritage Council.
The page does not set out rules for paint, so we do not guess. If your property or a neighbour’s is listed, ask Council whether a repaint needs consent before you choose colours. We can help you document the existing scheme so the conversation is quick.
Council’s Fairer Hills Future campaign page says the shire is projected to grow from about 68,000 homes to 127,700 over 20 years, with population forecast at about 328,635 by 2041. It names Kellyville, Bella Vista, Box Hill and Rouse Hill as the focus. That is Council’s advocacy position, so treat the numbers as a forecast rather than a promise.
For a painter, the practical result is a district of homes at very different ages. Estates finished in the last decade are reaching their first full repaint, while houses from the 1980s are on their second or third. We bring the right approach to each: light preparation and colour updates for the young homes, full stripping of failed film on the old ones.
On a typical Hills brick-veneer house the bricks are fine for decades. What fails is everything painted: eaves, fascias, window frames, gutters, downpipes and the garage door. These parts take the full afternoon sun, swell and shrink with the weather, and crack at the corners first.
We scrape back loose film, sand to a sound edge, spot-prime bare timber and caulk gaps before two coats. On soffits we check for sagging sheets and bird or insect damage. Our exterior painting work usually finishes with the front door and any rendered feature wall, since those are what a buyer or neighbour sees first.
Council’s page describes Transport Oriented Development precincts at Kellyville and Bella Vista with potential for 11,600 homes. As these blocks age, owners corporations will need repaints of common areas, balconies and external walls. That is a different job from a house: access, notice to residents, scaffold or swing-stage hire and a colour schedule signed off by the committee.
We work with the committee or managing agent, give a written scope and sequence the work by floor or elevation so residents can still use their homes. If your townhouse complex has a registered colour scheme, we match it exactly so the street stays consistent.
The Hills has large employment areas, including Norwest, and busy retail strips. Council’s page reports a study showing morning peak speeds on Old Windsor Road and Windsor Road averaging 21.8 km/h, with commutes between the Gables and Norwest Business Park growing by nine minutes in a year. For a painting crew, that means we plan arrival times, deliveries and parking around the traffic.
Our commercial painting jobs are staged for evenings and weekends where needed. We protect carpet, desks and stock, paint in sections so the tenancy keeps trading, and sign off each section with you before the next one starts.
Hills homes often sit on sloping blocks with long driveways, tall front elevations and large tiled roofs. Walls facing west take hard afternoon sun, which chalks cheap paint and fades dark colours quickly. We recommend a quality exterior acrylic, and for dark body colours a formulation made to resist heat build-up.
Where a roof has faded or lost its glaze, our roof painting and spraying team washes it down, repairs cracked or slipped tiles and applies a roof-grade coating. Do the roof first when both are on the list, so run-off does not mark fresh walls. For colour choices that suit the street, ask about a colour consultation.
Before the estates, the Hills was orchards and rural blocks, and some farmhouses and early cottages remain. The NSW Government’s LeadSmart renovating advice says lead paint was used in most Australian homes built before 1970, and recommends wet sanding or scraping, sealing the work area, no open flame and careful clean-up. It also says paint in good condition can be left alone or painted over.
We follow that approach on older houses and tell the household in advance what to expect. Neighbouring districts to the north-east have their own character, so see our pages for Kenthurst, Hornsby and the North Shore.

The painted parts, such as eaves, fascias and trim, need attention well before the bricks do, and the timing depends on how much sun they get. We check the condition on site and quote only for what needs doing.
Often when the trim, fascia or render starts to show chalking or hairline cracks, which varies by builder and aspect. We patch cracks and use a flexible coating where movement is likely.
Only with owners corporation approval. We work with the committee on scope, colours, access dates and resident notices.
Some properties are listed under Schedule 5 of The Hills LEP 2019. Check with Council before choosing colours if yours might be one.
Yes. We clean, repair and coat tile roofs, and we recommend doing the roof before the walls.
