Waterfall Painters for Railway Cottages and Bush-Edge Homes

Minimalist illustration representing interior painting.

Painting in Waterfall, a railway village squeezed between two national parks

Waterfall is small, and its shape is easy to describe: the Royal National Park on one side, Heathcote National Park on the other, the railway line and the Princes Highway running through the middle. The Sutherland Shire Libraries local history entry for Waterfall says it was settled as a railway town in the 1880s, with most residents employed by the railway. WM Painting & Decorating is licensed and insured, with over 10 years of painting and decorating experience, and we price Waterfall work for the house in front of us.

This page covers the railway cottages, the highway, damp bush gullies, the old sanatorium just outside the village and what the 2001 fires meant for this village. To book a visit, call 0434 432 267 or use the contact page.

A depot town beside a national park

According to the Sutherland Shire Libraries entry, Waterfall borders the Royal National Park, which was dedicated in 1879. When the line opened in 1886 the area became a major depot where steam locomotives took on coal and water, and it was a railway town. That tells you what the early housing was: modest cottages for railway workers, built close to the line.

Houses of that era, and the later fibro and brick ones that followed, are the base of our work here. Old timber cottages tend to have layers of paint, rusted fixings, rotten bottom boards and cracked plaster. We scrape back to a sound edge, replace rotten timber, treat rust, fill and prime, and only then topcoat. It is slower than a quick repaint, but it is what keeps the paint on.

The highway that split the village in two

The same history entry records that plans in the late 1960s to widen the Princes Highway and build a toll road up to Bulli Pass changed Waterfall. Construction of the Waterfall to Bulli Pass section started in 1970, the Department of Main Roads demolished the general store in 1972, and the road opened in 1975. The highway then separated the township from the railway line, connected only by an overhead road bridge.

The highway still shapes how houses near it look and weather. Traffic leaves a film of dust and exhaust grime on walls, window frames and eaves, and that film stops fresh paint sticking if it is not washed off. We pressure wash with a gentle setting, use a detergent where there is grime, and let the surface dry completely before we prime. Cracks in old render and plaster get repaired before painting so they do not reappear.

Fresh air, sunshine and the houses that get neither

Another piece of Waterfall’s history sits just outside the village. The South Eastern Sydney Local Health District’s history of Garrawarra Centre says it began as the Waterfall State Sanitorium in 1914, was the largest sanatorium in New South Wales by 1919 with 788 patients, and was sited because the tuberculosis treatment of the day relied on fresh air and sunshine. It reopened in 1958 as a hospital for chronic and age-related disease and became the Garrawarra Centre in 2000.

The site was chosen for bush air, but plenty of Waterfall houses today sit close to the bush, some in gullies where winter sun is limited. Walls that stay shaded grow mould and algae, and gutters block with leaves. We treat growth with a proper mould wash, more than a rinse, and use paint with mould resistance for the shaded side. We also suggest trimming limbs that overhang the roof, which opens up light and reduces the leaf load.

Damp gullies and 254.5 millimetres in a day

The National Parks page for the Bullawarring walking track, which starts from Warabin Street in Waterfall and runs through Heathcote National Park, lists March as the wettest month and 254.5 millimetres as the highest recorded rainfall in one day. It also gives winter temperatures averaging between 6 and 17 degrees Celsius, and a lowest recorded reading just below zero.

One day of that size is enough to find every weakness in a house. Water sheets down walls, overwhelms downpipes and pools against foundations. Houses built on sloping ground in a gully take the worst of it. When we quote, we look at where surface water runs, whether the ground falls away from the house, and whether subfloor vents are clear. Fixing a drain or a gutter does more for a repaint than a more expensive paint.

What the 2001 fires showed this village

Waterfall’s setting makes fire a real consideration. The NSW Rural Fire Service’s Christmas fires 2001 bulletin for the Sutherland fire records Waterfall village, the Waterfall railyard and the village electricity supply among the property impacted on 26 December, and says evacuation of Waterfall was completed by 1 am that day. It also lists Sutherland units deployed into Garrawarra Hospital to assist with property protection and evacuation.

We do not offer fire advice, and a paint job does not make a house safer. But if you have been through a bushfire scare, or your house was close to the edge, you may be repainting to deal with smoke staining or to refresh after clearing work. Smoke film and soot need cleaning and a stain-blocking primer first, or they bleed through. We also note gaps in eaves, rotten boards or damaged gutters while we are on site and tell you, so you can decide what to fix.

Sandstone, leaf litter and the work around the edges

Sandstone shows up in Waterfall retaining walls, steps and garden edges as well as in the cliffs around the parks. We do not paint natural sandstone, as paint traps moisture and flakes off. We cut neat lines where timber or render meets stone, and protect it from drips with drop sheets and masking.

Bush edges also mean leaf litter, tannin stains on pale paint and fallen branches. Gutter guards help, and we tell you when we think they are worth the cost. On timber fences, steps and pergolas, we sand, seal end grain and use a coating suited to the wet.

Older paint and lead in railway-era houses

Houses built before 1970 may carry lead paint under later coats. The NSW Government’s LeadSmart guidance sets out how to reduce the risk during renovation. We test where we suspect lead, avoid dry sanding and keep dust contained. If children play near the work area, tell us and we will plan more carefully.

Small business premises near the station and highway

Shops, offices and service businesses near the station need work done around trading hours. We stage commercial jobs so entrances stay open, clean up each day and use durable washable finishes in areas with heavy handling. Exterior work on a street-front building is best done in the drier part of the year, and we confirm dates with you first. Our commercial painting page has more.

Interior jobs in small bush-edge houses

Small rooms and low light call for careful finish choices. A flat white ceiling and a light, warm wall colour open a room without a major change. In bathrooms and laundries, moisture control matters more than colour: a working fan, a mould-resistant paint and a proper primer on any stained area. See our interior painting page for the full process.

Parking, trails and getting to the job

Streets at the bush end of the village can be tight. The National Parks page for the Bullawarring track says walkers park on Warabin Street and walk about 50 metres to the trailhead, so that street can be shared with bushwalkers. We tell you before the first day where we plan to park and what we will need, such as water access and a place to stage ladders. If there is a steep drive or a shared access way, tell us at the quote. We keep paint, drop sheets and tools off the road and out of the bush edge, and we clean up at the end of every day.

Waterfall painting questions

Why does the paint on my shaded wall go green?

Shade, leaf litter and damp encourage mould and algae. We wash it with a proper treatment and use paint with mould resistance, then suggest trimming or gutter work to reduce the cause.

Does highway dust affect painting?

Yes. Traffic grime stops paint sticking, so we wash and dry the walls before priming.

Can you repaint after a smoke scare?

Yes. We clean soot and smoke film and use a stain-blocking primer before topcoats. Paint does not change fire risk.

My house is old. Do you check for lead paint?

If the house was built before 1970 we test suspect surfaces, avoid dry sanding and contain dust.

Is it worth painting before the wet season?

Often, yes. Sound paint sheds water better, but we also fix gutters and drains first.
