Sutherland is the administrative centre of the Sutherland Shire. It grew up around a railway station in the 1880s, filled with brick, fibro and weatherboard houses over the following decades, and much of the Shire now borders bushland. WM Painting & Decorating is licensed and insured, with over 10 years of painting and decorating experience, and we plan Sutherland jobs around the age of the house, the cladding it has and how close it sits to the bush.

Sutherland Shire Council’s development control plan says bush fire prone land is identified on maps certified by the NSW Rural Fire Service. The RFS page on building in a bush fire area adds that development on that land must meet Planning for Bush Fire Protection 2019, and that owners can check a property through the RFS tool or the NSW Planning Portal.
A repaint is not new development, so those building rules do not usually decide what we apply. What they do tell you is how seriously the area is treated. Paint is not a fire defence, but a sound coating on eaves, fascias, window frames and timber decks keeps wood from drying out and cracking, and a tidy roof line leaves fewer places for embers to lodge. We clean gutters and valleys as part of exterior work, and we are happy to look at gaps and rotted timber that you may want a builder to fix first.
The Royal National Park was established in 1879, covers about 16,000 hectares near Cronulla and is heritage-listed. It is also one of the reasons the Shire has such a long boundary between houses and bush. NPWS notes that the park can close because of weather or fire danger, which tells you how close the risk is.
For homes on that edge, bush is a daily painting issue as much as a fire one. Leaves, bark and twigs fill gutters, and tannin from wet leaf litter stains pale roofs, pavers and wall bases. Overhanging branches rub, drop sap and keep walls damp. We wash the house before painting, cut back what we can reach with your permission, and use a finish on the lower walls that wipes clean. We will also say when a tree, rather than the paint, is the problem.
Sutherland Shire Libraries’ local history entry for Sutherland records that the railway opened in December 1885, that the Intercolonial estate was offered for freehold sale in April 1886, and that a Sutherland Brickworks supplied sandstock bricks for some early houses. The line was electrified in 1926 and the Cronulla line opened in 1939, making Sutherland a hub.
That mix of eras is why no two Sutherland houses get the same treatment. Early sandstock brick is soft and absorbent, so we use breathable masonry coatings and avoid sealing it. Weatherboard needs scraping, priming and a flexible topcoat. Fibro-clad houses need extra care: sheeting made before the late 1980s can contain asbestos, so we do not sand it, scrub it hard or pressure-wash it. If you are not sure what you have, have it identified before any work, and we will adjust the plan.
Sutherland Shire’s heritage property information says heritage items are listed in Schedule 5 of the Sutherland Shire Local Environmental Plan 2015 and can be identified on Shire Maps. If a proposal affects a heritage item, Council requires a statement of heritage impact prepared by a qualified heritage consultant.
We cannot say whether your house is listed without an address, and we will not guess. If it is, tell us before you pick a colour or a new material. A like-for-like repaint is usually simpler than a change in colour scheme, roof material or joinery, and Council is the right place to confirm that for your property. We can help you prepare the questions, and we will quote only once you know what is allowed.
Most Sutherland streets include brick veneer houses with tiled roofs, aluminium windows and painted eaves, much of it built after the war when the Shire’s population grew quickly. These homes rarely have grand detail, but they age in predictable ways: faded roof tiles, chalking trim, lifted paint at eaves and fascias, cracked mortar and sun-damaged front doors.
We work through those in order. Roofs get a wash, repair of cracked or loose tiles and a coating system suited to the tile. Eaves and fascias are sanded, primed and sealed. Brick is cleaned and left alone unless it has been painted before. Our roof painting and spraying and exterior painting are often booked together so scaffolding and access are used once.
Sutherland station remains the Shire’s rail hub, and the streets around it mix shops, offices and unit blocks. Commercial painting in a precinct like that is mostly a matter of access: footpaths stay open, residents get notice and common areas are not left wet across a long weekend.
For a strata building we work from the committee’s colour schedule where one exists, quote the scope in clear stages and give residents a plain timetable. For shops, we paint outside early and inside after hours. Both kinds of job benefit from a written scope, because unclear boundaries between owners, tenants and common property cause most of the arguments over painting.
Before we price a Sutherland repaint we check the things that decide whether the paint will last. Gutters and downpipes come first, because blocked or leaking gutters wet fascias and walls. Then the eaves and fascias, where rot and open gaps are common. We also look at the roof tiles, the mortar, the window frames and any cladding we cannot identify.
If something needs a builder, plumber or asbestos assessor, we tell you before quoting and keep it separate from the painting. That way the price you receive is for work we can do properly, and you can see what else needs attention. It also keeps neighbours in the loop: for a two-storey house close to the boundary, we talk through access and cover so paint and dust stay on your side of the fence.
The NSW Government’s LeadSmart guidance states that lead paint was used in most Australian homes built before 1970. With much of the Shire built before and after that cut-off, older Sutherland houses and any early renovations need care.
LeadSmart recommends wet sanding or wet scraping, an AS 1716 respirator, plastic sheeting, no open flame and a HEPA vacuum for clean-up, and it says paint in good condition can be painted over. We use those methods, and we keep neighbours informed when outdoor work could drift dust. If you live further south, we also work in Heathcote, Waterfall and Helensburgh.

No paint makes a house fireproof. A sound coating protects timber from weathering, and clean gutters and sealed gaps help, but your safety plan should follow NSW Rural Fire Service advice. We can point out rotted or gapped areas that a builder should fix first.
Use the RFS tool or the NSW Planning Portal, or ask Council for a planning certificate. The mapping is certified by the Rural Fire Service.
Often yes, but we first confirm what the sheeting is. Older fibro can contain asbestos, so we do not sand, scrub hard or pressure-wash it. If it is unidentified, get it tested before work starts.
Only if it is a listed heritage item or affected by one. Check Schedule 5 of the Sutherland Shire LEP 2015 on Shire Maps, or ask Council. A like-for-like repaint is usually simpler than a new colour or material.
We agree a written scope, notify residents or tenants, keep footpaths clear and sequence the work so entrances and common areas are open as much as possible. Shop interiors can be done after hours.
